Buying a home is one of the biggest decisions anyone makes but the real estate world is full of confusing terms like 1 BHK, carpet area, circle rate, builder floor, RERA, and much more. If you are a new buyer, these words can feel overwhelming, but you do not have to worry anymore because this blog will explain you all the important terms you need to know.

1. BHK Types: What 1 BHK, 2 BHK & 3 BHK Actually Mean

When you look at property listings, you often see terms like 1 BHK or 2 BHK. Here’s what they mean:

  • 1 BHK – 1 Bedroom + Hall + Kitchen
  • 2 BHK – 2 Bedrooms + Hall + Kitchen
  • 3 BHK – 3 Bedrooms + Hall + Kitchen
  • 1 RK – 1 Room + Kitchen (room works as bedroom + living room)
  • Studio Apartment – One large open room with a bathroom and a small kitchen

Tip: A 2 BHK is the most popular choice for small families in India.

2. Area Terminology: Carpet, Built-Up & Super Built-Up

One of the biggest confusions for buyers is property area. Builders often show larger and confusing numbers which makes it harder for a buyer to understand real area. So, lets understand what they mean

Carpet Area

It is wall to wall area which you will actually use in an apartment.

Built-Up Area

Carpet area + walls + balconies.

Generally, 10–15% more than carpet area.

Super Built-Up Area (SBA)

Built-up area + your share of common areas like:

  • Lobby
  • Lift

Builders use SBA for pricing, which means your usable space (carpet area) is always smaller than what is marketed.
